Real estate lead generation in Dubai: how to see which ads bring buyers
A practical guide for Dubai developers and brokerages: how to track property leads from Meta, Google and TikTok ads to viewings and reservations, and which metrics to judge each launch on.
Dubai's property market runs on launches, and launches run on leads. A single off-plan release can bring thousands of enquiries from Meta, Google, TikTok, portals and WhatsApp in a few weeks. The hard part is not getting leads. It is knowing which ads brought the people who actually booked a viewing and paid a reservation fee.
This guide walks through a tracking setup that works for developers and brokerages of any size.
Why lead counts mislead property marketers
Most launch reports show leads and cost per lead by platform. Sales teams then report that "the leads are bad". Both can be true at the same time, because they measure different things.
Property leads are unusually uneven in quality:
- Investor audiences often fill forms quickly and are hard to reach later.
- International audiences may be in different time zones when the call centre rings.
- Instant lead forms produce more volume than landing pages, but fewer qualified buyers per lead in many campaigns.
- Price-led creatives ("from AED 800K") attract curious browsers alongside real buyers.
If you only see lead counts, you will keep funding the ads that generate the most enquiries, not the most buyers. Our guide on why a cheap CPL can hide an expensive sale shows the maths.
The funnel to measure
Define five stages that match how your sales team actually works. A typical setup:
| Stage | What it means | Typical CRM status |
|---|---|---|
| Lead | Any enquiry with contact details | New |
| Qualified (MQL) | Reached, interested, budget and timeline fit | Contacted · Interested |
| Sales-qualified (SQL) | Viewing or meeting booked | Viewing scheduled |
| Reservation | EOI or booking amount paid | Reserved |
| Deal | SPA signed | Won |
Then calculate the cost of each stage for every project, campaign and ad: cost per qualified lead, cost per viewing, cost per reservation. These are the numbers to judge a launch on.
Step 1: one naming convention for every campaign
Leads can only be traced to ads if the ad names are predictable. Agree on a pattern and use it everywhere. For example:
RE_DXB_MarinaLaunch_Investors_LeadForm
That reads as vertical, market, project, audience and format. With it, you can group results by project, compare investors with end users, and compare lead forms with landing pages, all from the name. Our campaign naming convention guide has a full template.
Step 2: get the ad name into the CRM
Each lead must arrive in your CRM with the campaign, ad set and ad it came from.
- Meta and TikTok instant forms: connect the form to your CRM through the native integration or a tool like Zapier, and map campaign name, ad set name and ad name into CRM fields.
- Landing pages: add UTM parameters to every ad URL and save them into hidden form fields.
- WhatsApp click-to-chat: use a reference code in the pre-filled message, or a WhatsApp provider that records the source ad.
- Google Ads: capture the GCLID on your landing page so you can later import offline conversions.
Step 3: map call-centre statuses to stages
Your call centre already updates statuses. Decide once which statuses count as MQL, SQL and deal. Be strict: "Interested" is not a viewing. Write the mapping down and share it with sales, so both teams read the same numbers. Our guide to MQL vs SQL explains how to agree definitions.
Step 4: join spend to stages, by ad
Now combine ad spend with lead stages. In a spreadsheet this means exporting spend from each platform, exporting leads from the CRM, and matching them by campaign and ad name. It works for one launch. It becomes a weekly chore when you run several projects across three or four platforms.
This is the job Zero Metrics does automatically. It reads your ad accounts and CRM every hour, matches leads to ads through your naming rule, and shows cost per qualified lead, cost per viewing and cost per reservation in one pivot table, from project down to single ad.
Step 5: act during the launch, not after
The value of this data is speed. During a launch, review it every day:
- Rank creatives by cost per viewing, with a minimum number of leads so one lucky ad doesn't win.
- Move budget from ads with cheap leads and poor qualification rates to ads with higher CPLs and better viewing rates.
- Check lead data quality by form: wrong numbers, duplicates and missing fields often point to a form or audience problem.
- Send outcomes back to the platforms so Meta and Google optimise for qualified buyers. See how to fix Meta lead quality.
- Share one live view with the sales director and CEO, so the daily conversation is about the same numbers.
Compliance reminders for UAE property ads
Property advertising in Dubai generally needs a Dubai Land Department advertising permit through the Trakheesi system, and ads are expected to show the permit details. Lead data is personal data, so collect only what you need, explain how you will contact people, and honour requests to stop. Rules change, so confirm current requirements with DLD and your legal advisers before each launch.
The short version
Name every campaign the same way, carry the ad name into your CRM, map statuses to stages, and judge each ad on cost per viewing and cost per reservation. Do that and your next launch budget will follow buyers instead of form fills. See how Zero Metrics works for real estate teams.
See it on your own campaigns. Zero Metrics joins your ad accounts to your CRM and shows cost per lead, MQL, SQL and deal for every ad, refreshed every hour. Book a free 30-minute demo or see the product.
